PROGRAM OVERVIEW

What you’ll learn over 4 weeks

This is not just a “how to rent land” class. It’s a complete blueprint for running a professional virtual real estate business across Second Life and compatible OpenSim grids. We combine live teaching, real examples, checklists, and templates you can reuse.

Week 1 — Foundations & the real estate mindset
Mindset & fundamentals
  • Understanding how land really works in Second Life & OpenSim.
  • Estate vs. mainland vs. homesteads: pros, cons, and ideal use cases.
  • What makes a parcel truly valuable: location, rating, access, and performance.
  • Business mindset: treating rentals like a service, not just a box with prims.
  • Basic tools: land search, map usage, region scouting, and due diligence.
Week 2 — Finding, buying & structuring good land
Acquisition & strategy
  • Where to actually find land: auctions, private estates, and quiet deals.
  • Reading between the lines of land descriptions and covenant rules.
  • Looking at traffic, neighbors, and region history before you commit.
  • Structuring your holdings: personal, group, or multi-partner ownership.
  • Checklists for “buy” vs. “walk away” decisions.
Week 3 — Staging, development & rentals that sell
Design & operations
  • Turning raw land into turn-key homes, shops, and venues people want.
  • Layout principles: access, camera angles, privacy, and performance.
  • Working with builders & scripters: collaboration without chaos.
  • Rental systems: boards, notecards, landmarks, and welcome flows.
  • Creating “ready to move in” experiences that rent faster and stay filled.
Week 4 — Finance, cashflow & long-term stability
Money & scaling
  • Pricing models: how to set fair, profitable weekly rates.
  • Understanding your real costs: tiers, ads, staff, and maintenance.
  • Cashflow planning: keeping the estate stable even when tenants rotate.
  • Using Game Tokens (GTs) and L$ together in your rental strategy.
  • Planning your next step: scaling up, partnering, or specializing.
LICENSE & OUTCOMES

Elite Homes Real Estate License (in-world)

This is not a real-world license. Instead, graduates earn an Elite Homes Real Estate License badge inside our ecosystem — recognized by Elite Homes, Galaxy Corporation, and partner projects.

Completing the program means you’ve demonstrated understanding of the core topics and can be trusted to work with tenants, partners, and land projects at a higher standard.

Licensed participants may be considered for:

  • Placement as land managers or estate managers.
  • Inclusion on a “trusted agents & landlords” lists.
  • Access to optional advanced training sessions.
